Sign of the times?

A friend sent me this picture over the weekend and together we pondered, is this a sign of the times? Or is it just a gimmick to draw your attention to the real estate market?

I doubt that a day goes by that the real estate and mortgage industries do not have some sort of mention on the front page of your newspaper. Those reports can scare us from taking action. This guy standing on the corner might scare you from taking action as well, but I really think he was trying to be funny. As clumsy as it appears, I believe he was trying to make a point that if we don't get back to business as usual, you could see us all "hawking our wares" on the street corner.

I've never been one for gimmicks. I believe in working hard to earn your trust and then perhaps you will allow me the honor of your business. Let me show you the difference that hard work makes. Visit my website: http://www.njhomesource.net/ or better yet, give me a call at 609-658-2612 so I can show you first hand what I do that is different.

Real estate is not about gimmicks. It is personal and long-term. Please don't settle for anything less than a Realtor who is in it for the long-term with you.

NJhomesource.net advises what you can do to avoid being over-assessed

Are you paying too much in taxes? I'm sure everyone answered yes to that question, but the truth is if you live in Ocean County, Atlantic County or Sussex County, there is a very real chance that your property has been over-assessed.

New Jersey allows a fifteen percent margin of error, but reports have shown Ocean County properties are over-assessed by as much as 45%. According to a researcher for Easytaxfix.com, possibly 29% of all New Jersey homes are over-assessed. To keep this from happening, all the average homeowner need do is compare the assessed value to the current market value and file an appeal if needed.

There is nothing wrong with checking out your home assessment right now. Go to Easytaxfix.com and plug in your address and zip code. If you find out you have been over-assessed, you can choose to file your petition on your own, or for a fee, the website will help you get it started.

Homebuyers can usually avoid the sticker shock of a giant tax bill by using a professional real estate associate. It is one of the many disclosures that I make to my clients as I work to meet their needs.

However, if you have been in your home for a while, the market has been up and down. It is worth your time to see how your home stacks up in market value to assessed value today. Who knows? It might be time for a move! If you want to consider the possibilities, please give me a call at 609-587-9300 ext. 403 or 609-658-2612. I can't wait to talk with you.

Sold!

Sold. What is it about that little word? When you are at an auction, you get to experience both excitement and urgency as the gavel is dropped and the auctioneer booms out the phrase, "Sold!"

When you are purchasing a big ticket item like a car or furniture for your home, the process is much more drawn out as you look at options for what will really fit your lifestyle and your budget. Unfortunately, when you finally reach your decision, no one gives you that extra lift by boldly stating, "Sold!"

Real estate is a big ticket item that is different. The process is long and the decision is great, so we want to reward your success with the praise that only a declaration of "Sold!" can give. My real estate associates and I love to see the word in print for it means we have brought joy and closure into the lives of both a buyer and a seller. When the sale is complete, everyone gets to move on to the next phase of their life. As your Realtor, not only will I say the word, I will go right over to your new home or former home, whichever the case may be, and place a sign for everyone to see that that the property is "Sold!". What a rush!

Click on the links 1655 Chestnut, Trenton, NJ or Villages at Hamilton, Hamilton, NJ to enjoy the experience of selling or buying a New Jersey home with me. Then give me a call so we can offer you a first person experience in the dynamics of "Sold!". Office: 609-587-9300 ext 403 or Cell: 609-658-2612.

How to spend your $8,000 tax credit

First time homebuyers should be really excited about the government's efforts to keep our economy moving. The US Congress is placing supreme importance on home ownership through the American Recovery and Reinvestment Act. So today, I have a suggestion for how a first time homebuyer might spend their tax credit wisely: 109 Central Avenue, Ewing, NJ.

This 4-bedroom cape is located on a quiet street in West Trenton, NJ. It is a well-kept home that will allow you as a first time homebuyer to add your personal touches, finish the basement if you like, and start your road to responsible investing through home ownership. At $229,900, I think most would agree that it makes a great start.

Email me or call me today at 609-587-9300 ext 403 or 609-658-2612 so that we can arrange a tour or discuss the $8,000 tax credit. If you want to know more, I've got the answers. I hope to hear from you soon.

First time homebuyers in Hamilton, NJ receive $8,000 tax credit

The American Recovery and Reinvestment Act has been modified making it even more attractive for first time homebuyers to make that important decision to invest in a new home. What could be better than a $7,500 credit? How about $8,000? And what is more, unlike its predecessor this is a free tax credit; there are no repayment requirements.

President Obama signed the bill into law that makes the tax credit possible on February 17, 2009. To qualify for this tax credit, the home must be purchased on or after January 1, 2009 and before December 1, 2009. There are additional requirements to using this tax credit. Be sure to consult a tax professional for your specific credit amounts.
